The Scottsdale City Council on Tuesday will vote on a plan that would add 350 housing units and cut roughly 1.4 million square feet of commercial and office space from the One Scottsdale mixed-use development — a significant shift in direction nearly 25 years after the project was first approved.
The change comes through Ordinance 4703, which would rezone a 27-acre portion of the development at Loop 101 and Scottsdale Road. The ordinance would convert the property from Planned Community District to Planned Regional Center zoning, allowing the developer to rebalance the project's mix of uses.
What would change
According to a City Council Report prepared for the meeting, the amendment would reduce the amount of commercial and office space that could be built from 2.9 million square feet to 1.5 million square feet and add 350 dwelling units, bringing the total to 2,350 apartments or condos across the project's two active planning areas. A planned 400-room hotel would not be affected.
The changes are limited to a 27-acre portion of Planning Unit II, one of three areas within the roughly 160-acre property owned by One Scottsdale Core, LLC.
Planning Commission recommendation
The Scottsdale Planning Commission reviewed the proposal on May 13 and recommended approval on a 7-0 vote.
Project history
One Scottsdale was approved in 2002 under zoning case 20-ZN-2002, with three planning units and a land-use budget specifying maximum residential density, commercial square footage, and hotel rooms. A 2016 amendment increased the residential cap from 1,100 to 2,000 units and added roughly 1.1 million square feet of non-residential space.
Parts of the development have been built or are under construction, including multi-family housing (Streetlights, Atavia, Belgravia, TDI, The Jefferson), the Hilton Place Hotel, retail pads, medical offices, and a fueling station with convenience store.
