Staff recommends approval with conditions and notes an earlier code-enforcement case over unpermitted work on the property, with a compliance deadline now set for Feb. 22, 2027.
The same P&Z meeting takes up the Hassayampa Distribution Center in Tonopah, a 73-acre site near 339th Ave. and Roosevelt St. Agenda item 2 asks to change the future land-use map for 59.5 acres from commercial retail and rural density to light industrial; agenda item 3 asks to rezone the full 73 acres from Rural-43 to IND-2 IUPD. The project is described as a light-industrial commerce park with light manufacturing, assembly, and distribution space near the I-10/339th Ave. interchange; staff recommends approval and approval with conditions.
Also on the calendar is a special use permit for a small, fenced fiber-optic utility compound on a 27-acre parcel at Forepaugh Peak Rd. and the Arizona & California Railroad, about 2 miles north of U.S. 60 near Wickenburg. The compound would be unmanned and closed to the public; staff recommends approval with conditions.
Collectively, these cases show the commission acting as Maricopa County's land-use gatekeeper: it will decide whether unusual rural uses get a green light and whether the county's growth map should shift toward industry in Tonopah.
