Maricopa County's Planning & Zoning Commission will take up a request on Oct. 8 to rezone 25 acres in Tonopah for a Love's Travel Stop. The land sits at the northwest corner of 411th Avenue and the Campbell Avenue alignment, about 600 feet north of Interstate 10, and county planners recommend approval with conditions.
The case would move the land from Rural-43 zoning to C-3 CUPD — a commercial zone with a custom set of rules attached. Under that plan the site would hold an 8,000-square-foot convenience store, 16 car fueling positions, eight truck fueling stations, a truck scale, 75 car parking spaces, 94 semi-truck spaces, four RV spaces and a dog park, all open 24 hours a day.
The applicant, Heather Dukes of Dukes Law, PLLC, also asks the county to bend several standards: a 65-foot-tall sign where the county normally allows 24 feet, truck-lot lights up to 43 feet tall, and a 5-foot fence where code calls for a 6-foot solid wall. The staff report lists no support or opposition known to date and notes the property falls within the Tonopah/Arlington Area Plan's Mixed Use designation.
