21. AMENDMENT TO LEASE AGREEMENT WITH PHOENIX SANTA FE PARTNERS -MARYVALE JUSTICE COURT Approve and execute Amendment No. 6 to Lease No. L-7134 with Phoenix Santa Fe Partners, an Arizona Limited Partnership for the property located at 4622 W. Indian School Road, Phoenix, AZ. The purpose of this amendment is to extend the term of the existing lease one year. This amendment is effective from September 1, 2010 to August 31, 2011. This amendment will extend the term of the existing lease from September 1, 2010 to August 31, 2011 with an option to renew for an additional one-year term. The annual rental rate is at $15.78 per square foot or an annual rate of $104,515.44 plus rental tax. The lease contains a 90-day termination provision. (C-24-97-002-4-06)

The purpose of this amendment is to extend the term of the lease for an additional one-year term. This amendment is effective from September 1, 2011 to August 31, 2012. This amendment will extend the term of the existing lease from September 1, 2011 to August 31, 2012 with an option to renew for an additional one-year term. The purpose of this amendment is to extend the term of the lease for an additional three (3) years. This amendment is effective from September 1, 2012 to August 31, 2015. This amendment will extend the term of the existing lease from September 1, 2012 through August 31, 2015 with an option to renew the lease agreement for one (1) additional year. AMENDMENT TO LEASE AGREEMENT WITH PHOENIX SANTA FE PARTNERS Approve and execute Amendment No. 9 to Lease No. L-7134 with Phoenix Santa Fe Partners, an Arizona Limited Partnership, Lessor for the property located at 6,624 square feet of Justice Court space at 4622 W. Indian School Road, Phoenix, Arizona. The purpose of this amendment is to exercise the first of Lessee’s two options to renew. This amendment is effective from September 1, 2015 to August 31, 2016. Amendment No. 9 will extend the term of the existing lease from September 1, 2015, to August 31, 2016. The annual rental rate during the renewal term will remain at $15.78 per square foot ($8,709.62 per month plus rental tax). The County retains an option to renew the lease term for one (1) additional year. (C-24-97-002-4-10)

AMENDMENT TO LEASE AGREEMENT WITH PHOENIX SANTA FE PARTNERS FOR OFFICE SPACE Approve, and authorize the Chairman to execute, Amendment No. 10 to lease No. L-7134 with Phoenix Santa Fe Partners, an Arizona Limited Partnership, Lessor, for 6,624 square feet of Justice Court space at 4622 W. Indian School Road, Phoenix, AZ. Amendment No. 10 will extend the term of the existing lease from September 1, 2016, to August 31, 2017. The annual rental rate during the renewal term will remain at $15.78 per square foot ($8,709.62 per month plus rental tax). 35. EARLY TERMINATION OF LEASE AGREEMENT WITH PHOENIX SANTA FE PARTNERS, LP Approve the early termination of Lease L-7134 and authorize the Clerk of the Board to process the Notice of Early Termination to Phoenix Santa Fe Partners, LP, Lessor. The County is constructing the Southwest Regional Justice Center which will house several regional justice courts. The Maryvale Justice Court, currently occupying leased premises at 4622 W. Indian School Road in Phoenix, will be relocating into the new Southwest Justice Center necessitating early termination of Lease L-7134. Section 13 of the Lease Agreement allows for early termination with 90-days written notice. Upon finalization, by Justice Court Administration, of the scheduled relocation date, the Clerk of the Board will, upon notice from Real Estate, process the early termination notice document to provide the Lessor with required 90-day written notice of early termination.
