AZ SELF STORAGE Case Number: Z2013082 Supervisorial District: 1 Applicant: Associated Sign Company Owner: Arizona Self-Storage at Lindsay Rd., LLC Request: Modification of Stipulations of a Special Use Permit (SUP) for a self-storage in the Rural-43 zoning district Site Location: West of Lindsay Rd. and north of Germann Rd (in the Gilbert area) Site Size: Approximately 5.3 ac. Commission Action: By a vote of 9-0, recommended approval of Z2013082 subject to conditions 'a' - 'i' as follows: a. Development of the signs shall comply with the Sign Plan entitled “Master Sign Program Arizona Self Storage“, consisting of seven (7) 11 x 17 sheets, dated December 12, 2013 stamped received November 22, 2013. b. Development of the signs shall be in conformance with the Narrative Report entitled “Arizona Self Storage”, consisting of three (3) pages, dated November and stamped received November 21, 2013, except as modified by the following conditions. c. (1) Drainage review of planning and/or zoning cases is for conceptual design only and does not represent final design approval nor shall it entitle applicants to future designs that are not in conformance with Section 1205 of the Maricopa County Zoning Ordinance and the Maricopa County Drainage Policies and Standards. (2) All development and engineering design shall be in conformance with Section 1205 of the Maricopa County Zoning Ordinance and current engineering policies, standards and best practices at the time of application for construction. d. All sign lighting shall be turned off between the hours of 10:00 p.m. and 6:00 a.m. e. The maximum height of the freestanding sign shall be 16 ft. and the existing wall sign within the sight visibility triangle at the northeast corner of the property shall be removed when the freestanding sign is permitted. f The maximum allowed height of all wall signs is 23 ft. Wall signs may not project past the top of the roof or parapet wall. g. No banners shall be allowed on any side of the perimeter walls. The perimeter wall sign as shown in the approved sign package is allowed on the north wall only and shall be unlighted. h. Any changes to use, parking or buildings from that shown on Z2000017 and Z2005015 site plans and narrative reports shall be processed as a Major Amendment in accordance with Maricopa County Zoning Ordinance Article 304.9. i. All other conditions of Z2000017 remain in effect. (C-44-14-042-M-00)
