Request: Final Plat consisting of 11 lots and 11 tracts in the R1-10 and Rural-43 zoning districts Site Location: North of Rio Verde Dr., south of Dixileta Rd. between 172nd St. and 176th St. (in the Rio Verde area) Site Size: 10.358 gross ac. Density: 1.6 d.u./ac. County Island Status: NA Staff Recommendation: Approve Additional Comments: Staff considers this plat to be in substantial conformance with the approved final plat. The replat reduced four lots (lot number 4, 5, 44, and 45) at the entry of the subdivision. Changes of lots 1-6 and 44-51 resulted in a net loss of three lots for Vista Verde Unit One. The change was necessary to enhance the entry experience and satisfy drainage requirements. The overall lot layout has remained the same. The replat (S2014004) meets all applicable subdivision regulations and zoning regulations of the R1-10 and Rural-43 zoning districts. Recording fees will be furnished at the time of replat recordation. All requirements of the Maricopa County Department of Transportation, the Maricopa County Environmental Services Department, the Flood Control District of Maricopa County, and the Drainage Review Division of the Maricopa County Planning and Development Department have been met.
