GRANITE VISTA FINAL PLAT PHASE 1B Case #: S2014016 Supervisor District: 4 Applicant/Owner: LVA Urban Design Studio / NHSE Bisbane LLC & Sunset Tartesso Request: Final Plat consisting of 199 lots and 36 tracts in the R1-8 RUPD PAD, R1-7 RUPD PAD, R1-6 RUPD PAD zoning districts. Site Location: Generally located approx. 1,548’ northwest of the intersection of Northern Ave. and Cotton Ln. Site Size: Approximately 53 acres County Island Status: Class II (City of Glendale) Staff Recommendation: Approve Additional Comments: Staff considers this plat to be in substantial conformance with the approved Phase 1 Preliminary Plat. This project includes the second phase 1B which consists of 199 lots and 36 tracts for the construction of single-family residential. The applicant has routed a copy of the final plat to all the municipalities within three miles of the subject property and to all intended utility providers. There were no objections to the request raised by any of these agencies. The final plat (S2014016) meets all applicable subdivision regulations and zoning regulations of the R1-8 RUPD PAD, R1-7 RUPD PAD, R1-6 RUPD PAD zoning districts. Recording fees will be furnished at the time of final plat recordation. All requirements of the Maricopa County Department of Transportation, the Maricopa County Environmental Services Department, the Flood Control District of Maricopa County, and the Drainage Review Division of the Maricopa County Planning and Development Department have been met.
