PZ-1. TEGAVAH – UNIT 2.1 & REPLAT OF VISTA VERDE UNIT 1 TRACT C Case: S2014008 Supervisor District: 2 Applicant/Owner: HilgartWilson / Tegavah Construction LP & Tegavah Community Association Inc. Request: Final Plat consisting of 168 lots and 16 tracts in the R1-6 RUPD PAD and Rural-43 zoning districts. Site Location: North of Rio Verde Dr., south of Dixileta Rd. between 172nd St. and 176th St. in the Rio Verde area. Site Size: Approximately 57 acres County Island Status: NA Staff Recommendation: Approve Additional Comments: Staff considers this plat to be in substantial conformance with the approved Phase 2 Preliminary Plat. This project is the Parcel 2-1 of the Phase 2 Preliminary Plat and establishes the plat boundary to include Tract C of Unit 1 to enable the creation of an additional lot. Access to Unit 2.1 is connected by the East Desert Vista Trail from the west entrance and North Tegavah Place East from the east entrance. The overall lot and tract layout has remained the same. The final plat (S2014008) meets all applicable subdivision regulations and zoning regulations of the R1-6 RUPD PAD and Rural-43 zoning districts. Recording fees will be furnished at the time of final plat recordation. All requirements of the Maricopa County Department of Transportation, the Maricopa County Environmental Services Department, the Flood Control District of Maricopa County, and the Drainage Review Division of the Maricopa County Planning and Development Department have been met.
