PZ-2. N. TEGAVAH PLACE EAST Case #: S2014007 Supervisor District: 2 Applicant/Owner: HilgartWilson / Tegavah Construction LP & Tegavah Community Association Inc. Request: Final Plat consisting of 5 tracts in the R1-6 RUPD PAD and Rural-43 zoning districts. Site Location: North of Rio Verde Dr., south of Dixileta Rd. between 172nd St. and 176th St. in the Rio Verde area. Site Size: Approximately 4 acres County Island Status: NA Staff Recommendation: Approve Additional Comments: Staff considers this plat to be in substantial conformance with the approved Phase 2 Preliminary Plat. This project is the ‘N. Tegavah Place East’ of the Phase 2 Preliminary Plat and establishes the east collector access road of the community. E. Silver Sage Lane of Unit 2.1 would connect to North Tegavah Place East. This plat serves as the second access point of Unit 2.1 via the east entrance. The overall tract layout has remained the same. There is no ADWR Certificate associated with N. Tegavah Place East because this plat serves to only establish private road connections. The final plat (S2014007) meets all applicable subdivision regulations and zoning regulations of the R1-6 RUPD PAD and Rural-43 zoning districts. Recording fees will be furnished at the time of final plat recordation. All requirements of the Maricopa County Department of Transportation, the Maricopa County Environmental Services Department, the Flood Control District of Maricopa County, and the Drainage Review Division of the Maricopa County Planning and Development Department have been met.
