24. LEASE AGREEMENT L-7449 FOR OFFICE SPACE AT LUHRS TOWER Approve, and authorize the Chairman to execute, Lease Agreement L-7449 (Lease) with HHLuhrs, LLC (Lessor) for use of approximately 3,239 rentable square feet of office space within the Luhrs Tower at 45 W. Jefferson in Phoenix, AZ. The term of the Lease will be for five years beginning on, or about, March 15, 2014 and expiring on, or about, March 15, 2019, unless terminated earlier as provided for in the Lease. Upon 90-days prior written notice, the County may terminate the Lease at any time after the 36th month of the lease term. Under the terms of the Lease, the County will have use of up to five (5) parking spaces in the adjacent Luhrs Parking Garage. The Lessor will re-carpet and repaint the premises prior to beneficial occupancy. 2. AMENDMENT TO WARSHAW AND ASSOCIATES AGREEMENT Consideration and possible action to approve an amendment to the Agreement between Maricopa County and Warshaw & Associates, Incorporated to increase the contract amount for the Current Contract Year by $1,275,000 from $1,725,000 to $3,000,000. The agreement is necessary to effectuate the terms and conditions of the Judgment Order (Dkt#606) and subsequent related orders issued by the United States District Court for the District of Arizona in the matter of Manuel de Jesus Ortega Melendres, et. al. vs. Joseph M. Arpaio, in his individual and official capacity as Sher iff of Maricopa County, et. Al. , No. CV-07-02513-PHX-GMS. Warshaw & Associates, Inc. acts as the court-appointed monitor and assists the court in the implementation of the Judgment Order and subsequent related orders and assess compliance with the Judgment Order and subsequent related orders.
