26. SPACE LEASE AGREEMENT WITH PEPPER PLAZA, LLC Approve a lease agreement between PEPPER PLAZA, LLC, an Arizona limited liability company (“Landlord”) and Maricopa County, a political subdivision of the State of Arizona (“Tenant”) concerning 3,025 gross sq. ft., located in an office building that is situated at 40 N CENTER ST MESA, AZ 85201. The term of this lease will be for five (5) years and will commence on the date of Substantial Completion of the Landlord Improvements or April 1, 2023, whichever is later and will expire on March 31, 2028. The monthly base rent schedule, not including rental tax, is as follows: Year One, $5,924 plus tax; Year Two, $6,102 plus tax; Year Three, $6,285 plus tax; Year Four, $6,473 plus tax; and Year Five, $6,677. The cost of this lease is funded with special revenue funds granted in an award by the Arizona Department of Emergency and Military Affairs specified in Agreement M23-0021. This lease will enable a County facility for the east side to be shared by multiple agencies that is similar to the Southwest Family Advocacy Center on the County’s west side. The primary focus will be Human Trafficking. This lease can be cancelled at the end of any fiscal year for non-appropriation of funds. (C-50-23-168-X-00)
