51. SPECIAL WARRANTY DEED WITH THE FLOOD CONTROL DISTRICT OF MARICOPA COUNTY FOR THE PURCHASE OF REAL PROPERTY Approve the purchase of real property identified as APN 105-17-003M located at the southwest corner of Durango Street and 27th Avenue from the Flood Control District of Maricopa County for the appraised value of $365,000, and authorize the Chairman of the Board to accept a Special Warranty Deed and to sign all necessary documents, approved by Counsel, associated with conveyance of the subject property. APN 105-17-003M has been declared excess and is no longer needed by the Flood Control District of Maricopa County (C-69-16-033-8-00). Authorizing the purchase of the subject property will allow Maricopa County (general fund) to maximize development of the Durango campus for future needs of the County. (C-70-16-034-M-00)

DECLARE/SELL EXCESS PARCEL - EXCESS PARCEL – F00333-EX Pursuant to A.R.S. §48-3603, the Flood Control District requests the Board of Directors declare as excess one (1) parcel, and execute conveyance documents. The parcel is located: 1. Assessor Parcel Number-105-17-003M, consisting of 1.99 acres +/- (83,565 sf). 2. The City of Phoenix zoning is A-1, industrial. The District utilizes its Disposition Program on all excess properties to evaluate them for the best potential of sales or leasing, depending on current market information. The District wishes to sell to Maricopa County and Maricopa County wishes to purchase from the District at market value, as determined by appraisal, at market value without public auction. This item is located in Supervisorial District #5. (C-69-16-033-8-00)
