88. 250026-CMR, DUNLAP FACILITY TENANT IMPROVEMENT, PHASE II Approve and award a construction manager at risk contract for construction services (Phase 2) between Maricopa County and Kitchell Contractors Inc., of Arizona in a not to exceed amount of $27,593,270.00 with a term of 465 calendar days from issuance of Notice To Proceed. The purpose of the contract is to provide construction services within a four-story vacant office building, separate two-level 500-space parking garage, on a 6.3-acre parcel. The building is approximately 93,000-square feet consisting of 79,500-square feet shell condition and 13,500-square feet finished first floor suite & core through all four floors. Building improvements intended for general office space use. Parking structure to include security, access control and lighting upgrades. Site to include remediation of grading and drainage issues, and landscape and irrigation upgrades. Building is located at 2233 W. Dunlap Ave, Phoenix, Arizona. (C-73-26-013-X-00)
