57. AMENDMENT TO LEASE AGREEMENT L-7311 WITH 1255 W BASELINE, LLC Approve and execute Amendment No. 2 to Lease No. L-7311 with 1255 W. Baseline, LLC for the property located at 1255 West Baseline Road, Mesa, Arizona. The purpose of this amendment is to extend lease term for one (1) additional year. This amendment is effective from January 28, 2012 to January 27, 2013. Amendment No. 2 of Lease Agreement L-7311 extends the lease term for one (1) additional year commencing January 28, 2012, and expiring January 27, 2013. Amendment No. 2 will allow the County four (4) one-year options to renew. The rental rate during the initial one-year lease term is $18.00 per rentable square foot plus rental tax. The rental rate will increase by $0.50 per rentable square foot per year for each of the subsequent four option years. (C-88-02-009-4-02) 58. REI DONATION TO SUPPORT THE STORMWATER POSTER CONTEST Accept a donation from REI Store #25 and Store #56 of an amount not-to-exceed $250 in gift certificates. Baseline, LLC for the property located at 1255 West Baseline Road, Mesa, Arizona. The purpose of this amendment is to extend lease term for one (1) additional year. This amendment is effective from January 28, 2012 to January 27, 2013. 58. AUTHORIZE RENEWAL OPTION FOR LEASE AGREEMENT NO. L-7311 Approve the first of four 1-year lease renewal options for Lease No. L-7311, and authorize the County’s Real Estate staff to give written notice to 1255 W. Baseline, LLC, as successor in interest to KBS PHOENIX I, LLC, the Landlord.. Environmental Services occupies approximately 5,110 rentable square feet of leased space within Suites 257 and 270 at 1255 W. Baseline Road in Mesa. The current lease, which expires on January 27, 2013, allows the County four (4) one-year renewal options. To exercise its renewal options, the County is required to give written notice to the Landlord at least 90-days prior to the expiration of the lease term. The base rent during this first one-year renewal term is $18.50 per square foot per year plus applicable taxes. The first renewal term will expire on January 27, 2014, unless extended via the second of four 1-year renewal options. (C-88-02-009-4-03)

Baseline, LLC for the property located at 1255 West Baseline Road, Mesa, Arizona. The purpose of this renewal is to extend the lease term for one additional year and authorize the County's Real Estate staff to give written notice to 1255 Baseline, LLC, the landlord. This amendment is effective from January 28, 2014 to January 27, 2015. Environmental Services occupies approximately 5,110 rentable square feet of leased space with Suites 257 and 270 at 1255 West Baseline Road in Mesa, Arizona. The current lease, which expires on January 27, 2014, allows Maricopa County three (3) remaining one-year renewal options. To exercise its renewal option, the county is required to give written notice to the Landlord at least 90-days prior to the expiration of the lease term. The base rent during the second renewal term is $19.00 per square foot per year plus applicable taxes. Baseline Rd., Mesa, AZ . This amendment extends the term of the lease from January 28, 2015 to January 27, 2016. Environmental Services occupies approximately 5,110 rentable square feet of leased space with Suites 257 and 270 at 1255 West Baseline Road in Mesa. The current lease, which expires on January 27, 2015, allows the County two (2) remaining one-year renewal options. To exercise its renewal option, the County is required to give written notice to the Landlord at least 90-days prior to the expiration of the lease term. The base rent during the second renewal term is $19.50 per square foot per year plus applicable taxes. The current renewal term will expire on January 27, 2015, unless extended via the third of four 1-year renewal options. EARLY TERMINATION OF LEASE AGREEMENT WITH 1255 BASELINE LLC Approve the early termination of Lease No. L-7311 at the end of the current fiscal year due to non-appropriation of funds and direct Real Estate Services staff to provide written notice to the LESSOR, 1255 Baseline LLC, of the subject lease termination. Section 1.1(m).3 of Lease Agreement L-7311 allows for early termination due to non-appropriation of funds. (C-88-02-009-4-06)
