Washington Street Phoenix, Arizona 85003 RE: Case No. Z-61-23-2 Desert View Village Dear Mayor and Council Members: I wish to express my support for the development of The Villas at Cave Creek at 53rd Street and Dynamite Road. As a resident and HOA board member of the adjacent Diamond Tree Estates, I am pleased to see a worthwhile use of this vacant tract finally proposed. As someone dealing with aging parents, I can assure you that more facilities like this are needed. I urge you to approve this request. Thank you for your efforts to make Phoenix a more livable community. Duncan MacGregor City of Phoenix Attn: Racelle Escolar RE: Z-61-23-2 Rezoning 52nd / Dynamite, Desert View Village 12-16-23 Racelle – we unfortunately did not have a quorum for Z-61-23-2 on December 5. I was extremely disappointed that we didn’t achieve a quorum. I take my affiliation with the VPC very seriously and many other members also do. When we cannot conduct our business, it does defeat the purpose of the Villages. No matter which side one is on, everyone in the community deserves to be heard at the neighborhood level. I did want to express my strong support for the Z-61-23-2 project. I’m very supportive of the project for two reasons. 1 – this project is a good transition from the Dynamite (arterial roadway) to single family residential to the north. Buildout of Dynamite will be a 6 lane arterial. 2 – the use is extremely low intensity and low traffic. Additionally, I do believe that senior living services are underserved in this area. Please feel free to express to Planning Commission my personal support of the project and my disappointment that the Village was unable to provide a Committee recommendation to Planning Commission. The senior living community known as Villas at Cave Creek is the best option for the property located at the northeast corner of Dynamite Road and 52nd Street. This project is the best use of land on the north side of a major arterial street and provides a needed amenity to the community. It would be a good neighbor to San Marcos Manor to the west, Diamond Tree Estates to the north and Tatum Ranch as a project with less traffic, noise, density and light pollution than other development options. I do still believe that the land should ideally be used for residential purposes, however, should the committee choose to rezone for the assisted living project that Jason Isreal is proposing , then I would support that project only.
