Ms. David Simmons, staff, went over the request with the committee. He covered the existing General Plan Land Use designation on the site and surrounding area, the uses in the surrounding area, the height limitations stipulated as well as enhanced buffers abutting existing residential uses. He also went over stipulation rationale with the committee. Mr. Chris Colyer, with Snell & Wilmer, LLP, representing the applicant, went over the request highlighting the specific use proposed for the site, the various heights, the unit mix, the compatibility with surrounding uses, ingress/egress points, and the construction timeline. He also emphasized that these homes will be for sale, not rentals like recently approved cases int eh area. Mr. Ozzie Virgil asked the applicant what the price ranges will be for the homes. He also asked if retention was onsite. Mr. Colyer shared that there are several retention areas on the conceptual site plan. He shared that price points have not been determined at this time as market conditions could change by the time the project is complete. Ms. Michelle Gardner asked where the ingress/egress points were located for the project. Mr. Colyer shared that the ingress/egress points are located along the I-17 frontage road as well as a shared access along Oberlin Way. Mr. Matthew Kenney left the meeting at 8:15 p.m., resulting in a loss of quorum. Attachment C
