Council to take action to accept the Ventana Ranch Well Site #1 real property conveyed by and through
the Special Warranty Deed and the associated water infrastructure and related appurtenances identified
in the Bill of Sale, each executed by the Ventana Ranch Community Association, an Arizona non-profit
corporation; authorizing the City Manager to execute and deliver the Special Warranty Deed and Bill of
Sale; and, authorizing the City Manager, City Attorney, and City Clerk to take all steps necessary to
perfect the conveyance of the real property and infrastructure identified herein.

SUMMARY
PROJECT DESCRIPTION:
The Special Warranty Deed conveys to the City of Buckeye the parcel identified for a well site of
approximately 24,750 square feet (0.57 acres), more or less, APN 504-48-537, located within the
Ventana Ranch subdivision. The deed transfers the property together with all rights, privileges,
easements, and improvements associated with the land, subject to existing encumbrances of record.
The conveyance is required to occur prior to the city’s acceptance of the well site and is essential to
ensuring the city holds full property rights needed to operate and maintain the new well site which was
designed and constructed by the developer. This property will serve as a new water supply for the
community as well as the Jackie Meck Water Campus service area, and support community growth.  The
Bill of Sale serves to convey the related water infrastructure, including, but not limited to, wells, well
equipment and machinery, well engines and pumps, and transmission lines.
BENEFITS:
Acceptance of this property allows the city to operate and maintain the Ventana Ranch Well Site #1. 
FUTURE ACTION:
None. 
FINANCIAL IMPACT STATEMENT:
There is no financial impact to the city.  Costs associated with operating the well site have been planned
for in the appropriate fiscal year budget.
