The Site is comprised of three parcels, identified as Maricopa County Assessor Parcel Numbers 504-27- 006M, 504-27-017R, and 504-27-017T, as shown below. February 19, 2026 Page 2 The Site is entirely within the jurisdiction of Maricopa County (the “County”) and has a County zoning designation of Rural-43 – one acre per dwelling unit (“RU-43”). The intent is to annex the Site into the City of Buckeye and rezone it to Business Park (“BP”) to accommodate a multi-phase employment center development with warehouse and distribution uses. Vehicular access to the Site will be located off 266th Avenue. The Site is anticipated to have a water demand of ±168,000 gpd and will receive water service from the City of Buckeye. The anticipated daily sewer flow is 83,500 gpd for the Site. The Site will receive sewer service from the City of Buckeye. The closest police station is located at 100 North Apache Road, approximately 6 miles from the Site. Fire Station 706 is the closest fire station and is located at 25821 West Magnolia Street, less than a mile from the Site. There is no impact on any school districts anticipated at this time.
