Re:
Request for Annexation / SEC of the AZ-85 and the I-10
To Whom It May Concern:

The purpose of this correspondence is to request to annex approximately 83.5 acres located
at the southeast corner of the AZ-85 and the I-10 interchange (the “Site”). The Site is comprised
of four parcels, identified as Maricopa County Assessor Parcel Numbers 504-27-006M and 504-
27-017Q, 50427-017R, and 504-27-017T, as shown below.

The Site is entirely within the jurisdiction of Maricopa County (the “County”) and has a
County zoning designation of Rural-43 – one acre per dwelling unit (“RU-43”). The intent is to
annex the Site into the City of Buckeye and rezone it to Light Industrial (“I-1”) to accommodate
approximately 1.75 million square feet of employment center uses in seven structures.
Vehicular access to the Site will be located off 266th Avenue. The Site is anticipated to
have a water demand of ±168,000 gpd and will receive water service from the City of Buckeye.
The anticipated daily sewer flow is 83,500 gpd for the Site. The Site will receive sewer service
from the City of Buckeye.
The closest police station is located at 100 North Apache Road, approximately 6 miles
from the Site. Fire Station 706 is the closest fire station and is located at 25821 West Magnolia
Street, less than a mile from the Site. There is no impact on any school districts anticipated at this
time.
We respectfully request your approval of this annexation. Please don’t hesitate to contact
me directly if you have any questions.

Very truly yours,

Wendy Riddell
