A portion of the Northeast quarter of Section 31 Township 1 North, Range 3 West of the Gila and Salt 
River Base and Meridian, Maricopa County, Arizona, being more particularly described as follows:  
BEGINNING at the intersection of the monument line of Miller Road and the centerline of Maricopa 
Road, according to the Map of Dedication, recorded in Book 604, Page 20 Maricopa County Records 
(MCR), from which a found Maricopa County brass cap in handhole at Northeast corner of said Section 
31 bears North 00 degrees 23 minutes 47 seconds, a distance of 2632.02 feet;  
THENCE South 89 degrees 34 minutes 54 seconds West, along said centerline of Maricopa Road, a 
distance of 270.79 feet to the beginning of a tangent curve to the right; 
THENCE Northwesterly, along said curve to the right, through a central angle of 15 degrees 17 minutes 
58 seconds, a radius of 500.00 feet, an arc length of 133.51 feet, and whose long chord bears North 82 
degrees 46 minutes 07 seconds West, a distance of 133.12 feet to a tangent line; 
THENCE North 75 degrees 07 minutes 08 seconds West, a distance of 132.54 feet to the beginning of a 
tangent curve to the left; 
THENCE Northwesterly, along said curve to the left, through a central angle of 11 degrees 57 minutes 16 
seconds, a radius of 500.00 feet, an arc length of 104.32 feet and whose long chord bears North 81 
degrees 05 minutes 46 seconds West for, a distance of 104.13 feet to a point of intersection with a non-
tangent line; 
THENCE leaving said centerline of Maricopa Road, North 00 degrees 02 minutes 41 seconds East, a 
distance of 644.38 feet; 
THENCE North 89 degrees 38 minutes 05 seconds East, a distance of 34.67 feet; 
THENCE North 86 degrees 40 minutes 58 seconds East, a distance of 58.21 feet; 
THENCE North 89 degrees 54 minutes 19 seconds East, a distance of 535.59 feet to said monument line 
of Miller Road; 
THENCE South 00 degrees 23 minutes 47 seconds East, along said monument line of Miller Road, a 
distance of 713.81 feet to the POINT OF BEGINNING. 
Containing 439,650 square feet or 10.093 acres, more or less.
