INVITATION FOR BIDS  
The City of Buckeye (“City”) will accept bids for the sale of City-owned vacant 
land pursuant to A.R.S. § 9-402(B).   Bid information and requirements can be 
accessed 
on 
the 
City’s 
webpage

A.R.S. § 39-204 (B)(2), this IFB will be posted at City Hall, 530 East Monroe Avenue, 
Buckeye, AZ 85326; The Landing, 945 North 215th Avenue, Suite 137, Buckeye, AZ 
85236; and Water Resources, 21749 West Yuma Road, Suite 107, Buckeye, AZ 
85326; on the City’s website; and will be advertised in the West Valley View on 
February  11, 2026 and February 18, 2026.  
 
PROPERTY DETAILS 
This IFB consists of the sale of City-owned real property located approximately 
1,300 feet east of South Tuthill Road and approximately 1,350 feet north of West 
Lower Buckeye Road (the “subject parcel”).  The subject parcel size is 4,000 
square feet, or approximately 0.09 acre, identified as Maricopa County Assessor 
Parcel Number 502-46-043.  The subject parcel is being sold “as-is, where-is”, to be 
conveyed via Special Warranty Deed. 
 
PURPOSE OF SALE 
The subject parcel was acquired by the City in 2015 and has been maintained by 
the City’s Water Resources department as a vacant lot. Upon information and 
belief, the subject parcel was originally reserved as a well site tract within the “Los 
Ranchitos de Los Conejos” subdivision, the plat being recorded in 1973. The City 
has made no improvements to the subject parcel.  The City Council approved for 
the sale of the excess property by public auction on February 3, 2026. 
 
BID PROPOSALS 
Sealed bids in an envelope must be conspicuously marked on the front of the 
envelope in black lettering as: “Los Ranchitos De Los Conejos – Tract B” and must 
contain one signed original and one duplicate copy of the bid, which all shall be

submitted to the city clerk’s office located at 530 East Monroe Avenue, Buckeye, 
AZ 85326, no later than March 4, 2026 at 2:00 PM, Arizona Standard Time. Any bids 
received after this time will be rejected and returned unopened.  
The minimum required bid is $1,437. The City will review all bids received and will 
contact the winning bidder within ten (10) business days of the deadline for 
submittal of bids. The winning bidder shall submit payment to the City in the form 
of cashier’s check, cash, or money order within 20 calendar days of the notice of 
award (NOA). Upon receipt of payment and acceptance of the form of Special 
Warranty Deed, the City shall sign and record the Deed, conveying title of the 
subject parcel to the winning bidder.
