ACTION/MOTION: (This language identifies the formal motion to be made by the Council) 
Council to take action on Resolution No. 68-25 approving a Shopping Center Retail Shop Lease,
effective October 1, 2025, between the City of Buckeye and Jose Correa and Carolina Correa for a
period of one year for certain premises at the Sundance Crossings Center; and authorizing the City
Manager to execute and deliver said Lease on behalf of the City of Buckeye.
SUMMARY
PROJECT DESCRIPTION:
On May 3, 2013, the City of Buckeye purchased the Sundance Crossing Shopping Center at Yuma Road
and Dean Road. The Center is approximately 66,000 SF and has one commercial tenant, K & K, leasing
space. Public Works staff is working towards creating a Facilities Masterplan, which will identify future
and potential uses of City facilities, including the Sundance Crossing Shopping Center. K & K is leasing
the retail premises situated at Sundance Crossings Shopping Center, 21765 W Yuma Road Suite #104,
comprised of 1,168 SF.  K & K's current lease expires September 30, 2025. Subject to Council approval,
K & K desires to enter into a one-year lease for the premises. In anticipation of completing the City’s
Facilities Masterplan, K & K is aware that the City likely will place staff at this location in the future, and,
therefore, it is recommended that there be no option to renew the proposed lease. The proposed term is
a one-year lease, with no option to renew.  
BENEFITS:
The one-year lease agreement with K & K Barbershop will facilitate services to the local community and
will provide payment for use of the retail space.
FINANCIAL IMPACT STATEMENT:
Tenant's payment for the one-year lease will remain at the current lease rate of $17.64/SF
