To Whom It May Concern,

This narrative accompanies the Minor Land Division submittal for the Sidney Village project. The
purpose of this plat is to facilitate the dedication of right-of-way and public utility easements (PUE)
along Apache Road and Yuma Road. These dedications are necessary to accommodate the
ultimate street section in accordance with City requirements.

Additionally, the plat includes the dedication of a drainage easement to ensure that offsite drainage
reaching the site can continue through the property and discharge into its historical flow path south
of the site. Furthermore, the plat incorporates site visibility triangles at the project entrances, as
required by the City, to maintain adequate sight distance and traffic safety.
