The final plat contains 35.00 acres (gross) and 143 lots. The preliminary plat for Ventana Ranch was approved by the City of Buckeye on November 12, 2024. Introduction Ventana Ranch is a final plat consisting of 143 lots and 35.00 acres. The property is located in the southeastern portion of the City of Buckeye. It is bounded on the west by Watson Road, on the north by Roeser Road, on the south by Southern Avenue, and on the east by the 233rd Ave alignment. This parcel is comprised two different homesite sizes and parks and will be developed as detached, single-family residential lots with an overall gross density of 4.09 du/ac. The remaining phases of Ventana Ranch South will be subsequently submitted, under separate submittal packages, as they are developed per the City of Buckeye requirements. Location This final plat consists of portions of the southwest corner of Section 27 of Township 1 North, Range 3 West of the Gila and Salt River Base and Meridian, Maricopa County, Arizona. The site is located within the City of Buckeye south of Roeser Road, and east of Watson Road. Zoning The property has a General Plan land use designation of neighborhood and is zoned Planned Residential. As previously mentioned, the proposed Final Plat boundary is covered within the approved Preliminary Plat for Ventana Ranch South. The following is the proposed Final Plat lot breakdown per the associated preliminary plat: 2 Preliminary Plat for Ventana Ranch - Approved November 12, 2024: • Ventana Ranch South Phase 2A Final Plat - Lots 1-143 Ventana Ranch South Phase 2A is to be developed as detached, single family residential parcels with two typical residential lot sizes of 35 ft x100 ft and 45 ft x 105 ft. The gross density of the community is 4.09 du/ac, which is in compliance with the approved Preliminary Plat. The community will be comprised of various home types. The gross area of the Ventana Ranch South Phase 2A Final Plat is 35.00 acres, with a gross lot area of 14.93 acres. The Ventana Ranch South Phase 2A open space total acreage is 8.10 acres, which represents 23.14% open space. While this is below the open space percentage shown on the approved preliminary plat, Parcel 2A, 2B, and 2C will collectively meet the open space requirement. Street Improvements Ventana Ranch South Phase 2A is adjacent to Watson Road which will be widened to the major arterial street standards. Roeser Road and 233 Avenue will be constructed to collector road standards and will serve all of Ventana Ranch. All residential streets have a 50-foot right of way and will be 32 ft wide from back-of-curb to back-of-curb and conform to the City of Buckeye local road section. Utilities Ventana Ranch will construct 8” sewer lines to serve the development and will ultimately tie into an existing 18” sewer line in Watson Road. Ventana Ranch will connect to existing water line in two locations. A 16” water main at the intersection of Roeser Road and Watson Road will be extended south in Watson Road to the southern property boundary. Two connections will be made to the new 16” water line Watson Road at the intersections of Bowker Street and Hidalgo Avenue. A third connection will be made to a 12” water main located in Roeser Road. The 12” main will be extended south in 233rd Avenue. Communications Cox Communications, CenturyLink, and FisionX can provide video, high-speed data and telephone services to Ventana Ranch. All three companies are currently constructing or have facilities to serve this project. Cox, CenturyLink, and FisionX are aware of the development timeline for Ventana Ranch and they have all expressed their ability to provide communications services in accordance with the project's needs. Natural Gas Lennar has been in contact with Southwest Gas to provide natural gas service to the project. A gas regulator station is being constructed in the northeast corner of Ventana Ranch Phase 1 to facilitate Southwest Gas expansion into the City of Buckeye. Electricity Lennar has worked with Arizona Public Service (APS) to provide electrical service to the project. APS has facilities in the area and will be able to serve the project. 3 Open Space and Recreation Ventana Ranch will construct 8.10 acres of community open space with two active open spaces areas of 1.44 and 1.57 acres. The amenities are to include ramadas, benches, BBQ grill, playground equipment, six picnic tables, and soccer goals. Residents will also have access to the larger community park located in Ventana Ranch Phase 1. There is also a trail system within the community and adjacent to the community on the east. Offsite & Onsite Stormwater Control Ventana Ranch offsite stormwater system was designed in accordance with the Watson Drain Study. Channel improvements and a box culvert will be constructed along the eastern boundary of the overall project with Ventana Ranch Phase 1 and Ventana Ranch South Phase 2A. These improvements are not located within Ventana Ranch South Phase 2A. The onsite drainage design is in conformance with the City of Buckeye Engineering Design Standards. Onsite 100 year 2 hour flows will be retained in retention basins. Water Supply and Distribution Ventana Ranch South Phase 2A is located within the future Water Campus #9 service area. Since Water Campus #9 has not been constructed, Ventana Ranch will be served by the Jackie Meck Water campus. In order to be served, Ventana Ranch constructed a well within Phase 1 to provide water supply for the community. The well is connected to the Jackie Meck Water Campus via a 16” well transmission main constructed in Broadway Road. This well transmission main is stubbed to the east in Broadway Road for future connection to Water Campus #9. Wastewater Collection and Treatment Ventana Ranch South Phase 2A will construct an onsite wastewater collection system in compliance with Buckeye’s Engineering Design Standards. The site will outfall to an existing 18” sewer main in Watson Road. The existing 18” sewer flows south and ultimately discharges into the Central Buckeye Water Reclamation Facility. Fire Protection Buckeye Fire Department Station 702 will provide service. The nearest fire station is located at 1911 South Rainbow Road, Buckeye, AZ 85326. Police Protection Buckeye Police Department will provide service. The nearest police station is located at 100 North Apache Road #D, Buckeye, AZ 85326. Schools The project is located within Buckeye Elementary School District and Buckeye Union High School District 201. Existing schools within the vicinity of the Project are listed below: Marionneaux Elementary School 24155 W Roeser Road Buckeye, AZ 85326 623-866-6100 4 Buckeye Union High School 1000 E. Narramore Avenue Buckeye, AZ 85326 623-386-4423 The school districts have been informed about the Project and are aware of the projected increase in number of students. We have met with Buckeye Elementary School District Superintendent, Dr. Kristi Sandvik and with Assistant Superintendent, Dr. Drew Dave and working together on an agreement. Phasing The project will be constructed in a single phase. Streetlight Improvement District (SLID) The project will expand the existing SLID located in either Sonora Vista and Riata West to cover this project. Maintenance Improvement District (MID) The project will create a MID for the entire development to cover its HOA responsibility for landscaping in the ROW in the unlikely event of failure of the HOA
