• 2 freeway pylon signs (80’ height, 1 anticipated as digital 
billboard with 672 SF copy area)
• 5 tenant monument signs
• 1 entry feature/center ID sign
• Prescribed signage locations, matrix of standards, and 
conceptual renderings
• Future Comprehensive Sign Plan required

Proposed Signage Standards
• 2 freeway pylon signs (65’ height, 250 SF copy area, no off-
site advertising), 1 per development unit
• 4 tenant monument signs
• 1 entry feature/center ID sign
• Removed exhibits indicating signage locations, matrix of 
standards, and conceptual renderings
• Future Comprehensive Sign Plan required

• Neighborhood meeting: March 19, 2025 at 6PM, held at 
Buckeye Elementary School District Administration Office
• Legal Notice: April 2, 2025 & April 30, 2025
• Site Posting: April 2, 2025
• Mailing Notice: April 7, 2025
• Planning & Zoning Commission recommended approval on 
April 22, 2025 – no speakers during public hearing
• No identified outstanding citizen concerns

Future Development & Infrastructure
• Submittal and approval of future Site Plan and subdivision 
applications required 
• No formal phasing plan prescribed by PAD narrative
• Developer(s) to complete transportation, water, sewer, and 
drainage infrastructure improvements, as determined by 
future Site Plan approvals
• Property to be serviced by City Fire and Police

Recommendation
• Conduct a public hearing
• Adopt Ordinance No. 19-25, approving PLZZ-24-0012, 
subject to conditions a) through t), for the following reasons:
Furthers goals of the Buckeye General Plan
Conforms to the Buckeye Development Code and/or proposes 
alternate standards that will result in high quality development
No outstanding issues from reviewing departments
