Document reproduced
Photograph addendum pages from the appraisal of 260 N. Center Street prepared by Douglas S. Hess for
American Pacific Mortgage Corporation, File 1231732B, effective April 3, 2025. Three pages are
reproduced: the subject property photograph addendum, and two pages of additional subject photographs of
the existing dwelling. Only the photograph pages are included; the valuation and lending portions of the
report are omitted as irrelevant to this appeal and available on request.
Why this document is offered
The original interior arched openings are documented by a neutral third party, before the appellant's
work began. The photographs captioned LIVING ROOM, DINING ROOM, and KITCHEN each show a
rounded arched opening in the original interior of the house, photographed in the existing dwelling in April
2025. The softly rounded edges beneath the new porch beam echo this documented interior form. They are
not drawn from another building and they are not conjectural. They repeat a detail that this house already
had, recorded in a third-party report prepared for lending purposes rather than for this appeal.
These pages also record the condition of the dwelling in April 2025 and the present character of the street,
including photographs captioned MESA CONVENTION CENTER and BUSY STREET.
