Dear Maricopa County Board of Adjustment Members,
I am writing to request that you deny the application for a variance for the commercial style parking cover at 9436 W
Missouri Ave, Glendale.  
The structure that was built, and houses cars and heavy equipment, seriously detracts from the desirability of the
residential neighborhood.  If allowed to remain, the structure will result in lowering the property values for the entire
neighborhood.  This lowering of the property values will not only affect all of the property owners in our small
neighborhood, it will also affect all Maricopa County Residents by lowering the amount of taxes the county will collect
with the lowered property values.
I would have had reservations about purchasing in this neighborhood if it was a mixed use residential and commercial
neighborhood.  I am concerned that when I decide to sell my home it will be less desirable unless I significantly
discount the price of my home.
Additionally, If the structure is permitted to remain it will encourage other neighborhood owners, that are business
owners, to build commercial structures in their front yards.  
I have never sent a letter to the board, however, I feel strongly that this structure would have an adverse effect on all
the other property owners in the neighborhood along with all Maricopa County taxpayers.
Please deny this application.

Board of Adjustment cases are quasi-judicial proceedings, meaning the Board is
required to make its decision based solely on the evidence and testimony in the record.

To the Maricopa Board of Adjustment
I am writing to oppose the requested variance for the property at 9436 W 
Missouri.
The large metal parking and equipment storage structure is inconsistent with 
the residential character of our R-43 neighborhood. This structure appears 
more appropriate for a commercial or industrial site than for a residential 
horse property.

My concern extends beyond this single property. If this variance is granted, it
may encourage other property owners to construct similar structures in their
front yards throughout the neighborhood. This is already the third steel
structure of this type in the neighborhood of approximately 60 homes.
Approving additional variances could set a precedent that gradually changes
the appearance and character of the neighborhood.
I am concerned about the impact this may have on our property values. The
structure is highly visible and detracts from the residential appearance of the
area. Granting a variance after construction has occurred would be unfair to
property owners who have followed county zoning requirements and
obtained proper approvals before building.
For these reasons, I respectfully request that the Board deny the variance
request.
