Background: 
Staff has determined that the gross acreage of this site remains over an 
acre for a Rural-zoned lot and thus no variance to address the net acreage 
is required and the applicant is free to pursue building permits currently.

My edits are attached and not saved in p-drive, but….
 
Wait. In my opinion, if the proposed SFR on this lot will meet all setbacks and coverage then no variance is needed. The
lot is less than one acre net but is greater than one acre gross. Lot Area and Lot Width are based on gross lot per plain
reading of the MCZO definitions.
 
 
 
When I first came her it alarmed me because my previous jurisdictions based those calculations on net lot.  Gross lot gives
an advantage to lot-split lots, the subject being a prime example.
 
Lot Coverage is up for debate but based on definition of Lot Area, I think Lot Coverage is also the gross lot. However,
setbacks are clearly measured from street lines rather than lot lines in scenario of easements.
 
I don’t think this variance is needed.
