Dear Ms. Merrill,
I am writing to convey my support for the proposed townhouse development located at 1544
N. Greenfield Road in Mesa (Case DRB21-00065).
At present, the site is not being fully utilized, and I believe transforming it into a thoughtfully
designed residential community would enhance the visual appeal of the area while introducing
beneficial activity to the neighborhood. Projects like this play an important role in revitalizing
underused properties, strengthening nearby businesses, and fostering a more vibrant local
community.
For these reasons, I respectfully urge the City of Mesa to approve this development.

Last week, I received the Design Review Board Hearing notice in the mail for the planned 30-
unit townhome development at 1544 N. Greenfield Rd. I'm unable to attend the meeting
tomorrow, but I'm supportive of this request.
Me and my family own a commercial property to the NE of the proposed development. The
proposed development site has been vacant for years. I think an in-fill residential condo
development is probably the highest and best use for this property.
I haven't been a part of any of the previous meetings, but based on the letter that David
Johnson provided with the notice, it sounds like the developer has made a great effort to
appease and relieve some of the concerns that some of the residential neighbors to the west
might have. You're always going to find someone who isn't supportive of the development,
but with the proposed changes and with the setback/easement requirements along the canal, I
would estimate that this development to the residential neighbors is 150-200 feet separation or
more and that privacy concerns won't be an issue.

project; however, none of these address the high-
density nature of the plan, which is the primary
concern. In the 41 years that I have resided in the
neighborhood—with the arrival of the 202E, expansion
of Falcon Field, a strip mall on the northeast corner of
