That portion of Lot 4 of Lot Split recorded in Book 532 of Maps, Page 10 of the South half of the
Northwest quarter of the Southeast quarter of Section 31, Township 5 North Range 4 East of the
Gila and Salt River Base and Meridian, Maricopa County, Arizona, more particularly described as
follows:
COMMENCING at the East quarter comer of said Section 31;
thence South 00 degrees 16 minutes 41 seconds West along the East line of said Section 31, a
distance of 1320.86 feet;
thence North 89 degrees 52 minutes 12 seconds West along the South line of the North half of
the Southeast quarter of said Section 31 a distance of 1323.26 feet to the Southeast corner of the
South half of the Northwest quarter of the Southeast quarter of said Section 31 and the POINT
OF BEGINNING;
thence North 00 degrees 12 minutes 26 seconds East along the East line of said South half of the
Northwest quarter of the Southeast quarter of Section 31, also being the Corporate Boundary of
the City of Phoenix, Arizona according to City Ordinance G-2711, effective January 19, 1985, a
distance of 391.07 feet;
thence North 89 degrees 51 minutes 54 seconds West along the Northerly line of said Lot 4, also
being the Corporate Boundary of the City of Phoenix, Arizona according to City of Phoenix
Ordinance S-35895, effective March 20, 2009, a distance of 49.63 feet to the point of curvature
of a tangent curve concave southeasterly and having a radius of 100.00 feet;
thence southwesterly along the arc of said curve, through a central angle of 45 degrees 00
minutes 00 seconds a distance of 78.54 feet to a point of reverse curvature, said reverse curve
being concave northwesterly and having a radius of 108.19 feet;
thence southwesterly along the arc of said curve and along the Northerly line of said Lot 4 and said
last called Corporate Boundary through a central angle of 12 degrees 19 minutes 16 seconds a
distance of 23.27 feet to a point on the arc of said curve at which point said Corporate Boundary
deviates northwesterly from said Annexation Parcel;
thence continuing southwesterly along the arc of said curve, through a central angle of 06 degrees
28 minutes 14 seconds a distance of 12.22 feet;
