Hi Meredith,
It was good to meet you Monday afternoon at City Hall.
I am a resident in the Terraces off Araby Road. I am OK with the zoning change request to commercial at
the QT property. I would prefer to see a QT gas station at that property instead of more houses or
apartments.
I am aware of concerns of area residents about traffic and a traffic signal being added there. In last
month’s meeting an attendee brought up that an apartment complex and possibly more houses are
proposed in the area. If that occurs the added traffic will make the existing stop sign at 26th and Araby
inadequate, with or without the QT station.
It is presumed a traffic signal would be set up so Araby road has the green light most of the time. This
should handle concerns of further traffic backups during peak times.
In summary, I support the proposed zoning change requested by QT to commercial. Feel free to contact
me with any questions.

Good evening Meredith and thank you for taking my email regarding the QT project on Araby Road.
I have numerous concerns, and as a healthcare provider in Yuma, this can really affect this town.
1. The school traffic. I drive Araby every morning, and there is a backup of high school drivers regularly on
Araby. What an absolute disaster adding high truck traffic that would be. It is dangerous, and heaven
forbid if something happens with a truck and a student, that is not something any “for” voters would want
on their conscience. That isn’t even mentioning AWC…but also AWC traffic from Araby.
2. The exceptional health hospital. This is self explanatory, but imagine a life and death scenario where
an ambulance is delayed by round about and trucks. At least they’re close if number 1 scenario happens.
3. The truck drivers themselves. Any driver with a load is not a fan of Araby. There are what, 4 or 5 load
dumps every season? Maybe more. Let’s add more truck traffic and exponentially increase those events.
4. It is my understanding that there is already a zoned section off of 3E near Arby’s. How perfect?! It is
ready for the taking and they would be the only stop on the north side. That is a complete win for
everyone involved! Less red tape, happy citizens, happy drivers, and an exit that is already popular for
trucks.
5. Crane bus barn. I certainly hope I don’t have to expand on high bus traffic, full or not, with truck traffic.
Let me be clear…I love QT. Stop anytime I can while traveling. If the QT on Araby was a standard edition,
similar to the circle K across the way, that would be great. ANY truck stop, truck parking, whatever term
you want to use that includes what we are talking about, would be a short and long term poor decision for
the city. This isn’t even a difficult decision. There is a zoned location down on 3E that would do wonders
for them, give them what they need, and not disrupt traffic flows and safety.

TO THE CITY OF YUMA PLANNING AND ZONING:
PLEASE CONFIRM RECEIPT OF MY EMAIL.
My husband and I are 100% OPPOSED to the rezoning of the land to commercial zoning. QT will have truck
parking for I believe it is 8 semis as of their current plan, which also means that they could propose an
expansion of the business as well with the additional acreage if they are allowed to complete the rezoning and
purchase of the land. Semis don't shut off their vehicles and the diesel fumes will flow through the air into our
residential subdivisions nearby. The example I use, is how strong the fumes are on I-8 from the coolers and
truck stops when you drive from in the vicinity of Araby to 3E. There are approximately 1179 homes in College
Park and Desert Ridge alone. The winds in our area mostly come out of the south and the west, which will
push these fumes into our area. When the ammonia spill happened on the other side of I-8, our area was
affected with only a few minutes. We are already in the flight pattern of MCAS and the military helicopters and
planes create a lot of noise, the tree line was cut back and the noise has increased from the trains and train
horns and highway traffic; the traffic congestion in the area down 24th Street, Araby Road and the I-8 Exits
already backs up during all of the busy times of day, that it takes approximately 10 minutes to get onto I-8. I
can only imagine how much time this would add. We are also affected by the odors that come from the septic
tanks in College Park. Being a Realtor, I know how people already feel about these things. When you take
people to see homes in the general area, they complain about the noise. It has already decreased the interest
to want to buy in the area. Most that do decide to purchase in the area, do because they have children
because they want to be near the schools, though I hear more negatives than positives. The addition of the
round abouts was the worst way our tax dollars could have been spent. It would have been better to widen the
ramps and keep the traffic lights. Of the general driving public, 99% of the drivers don't even know how to use
the round abouts. People think it's the Audubon, including the police officers. If you don't let the cars merge in
and out using the recommended speed limit, cars stop and traffic backs up further. Araby is already a huge
mess. YOU CANNOT ALLOW THIS LAND TO BE REZONED!!!!
Most of Yuma's truck stops are currently located off of the 3E Exit and that's where they should remain...away
from residential homes. They need to find land near 3E, not by Araby. In addition to, we don't want additional
business like...hotels, restaurants, etc. to congest the area any further than it already is.
