Project/Request Details
Design Review Board Approval:
• Design Review Board Approval Authority: The project site is located within the
Superstition Springs Auto Park Master Development Plan, which was approved by the City
[3]

Council in 1996. Per Condition No. 2 of Ordinance 3246, all future development plans are
subject to the review and approval by the Design Review Board.
• Building Design: The Proposed Project entails the development of a single-story automotive
detailing building totaling approximately 4,392 square feet on the southeast side of the project
site. The building will include ten (10) detailing bays, as well as vehicle display parking areas
on the north and west sides. A 10-foot-high masonry wall is proposed at the north side of the
building to screen the detailing bays and service area as well as overhead garage doors from
the public right-of-way and proposed vehicle display areas. Along the north side of the
building is the main entrance into the building, accessible only by employees. Onsite
walkways will connect the primary entrance as well as the other entrances of the building to
the public sidewalk on East Auto Park Drive and to the adjacent Automobile Sales facility on
the east side of the project site.
• Building Materials: The proposed building is comprised of stucco in white and grey toned
colors as well as split face concrete masonry unit (CMU) with a pebble beach integral color
and a regal blue colored metal wall panel. The north elevation of the building is adjacent to
a proposed 10-foot-high masonry wall and will not be publicly visible from the proposed
vehicle display areas and from the public right of way. Moreover, the east and south
elevations of the building are adjacent to existing Automobile Sales facilities and will be
screened by existing 8-foot-high and 6-foot-high masonry walls at the east and south sides
of the site, as well as existing buildings from the public right of way and parking areas. The
west elevation is adjacent to proposed parking and vehicle display areas and is the façade
of the building that will be visible from East Auto Park Drive and the vehicle display areas.
The proposed building elevations meet the requirements of the Superstition Springs Auto
Park Design Guidelines as well as the design standards in Section 11-7-4 of the MZO
including massing and scale, façade and roof articulations and material requirements.
• Access: Primary access to the site is provided from East Auto Park Drive, specifically, at the
north side of the project site. In addition, a cross-access drive is provided on the east side to
connect the site to the adjacent Automobile Sales facility on the east side of the site.
• Parking: Per Table 11-32-3(A) of the MZO, a total of 12 parking spaces are required for the
Proposed Project. The submitted site plan shows a total of 12 parking spaces provided at the
west side of the building in addition to a total of 399 vehicle display parking areas at the north
and west sides of the project site.
• Landscape Standards: The Proposed Project features a landscaped foundation base and
parking areas that include several tree species and a multitude of shrubs. This meets the
landscaping requirements of the Superstition Springs Auto Park Design Guidelines as well
as the requirements outlined in Sections 11-33-4 and 11-33-5 of the MZO. In addition, a
landscaped yard is provided along the perimeter of the site adjacent to East Auto Park Drive
as well as the southern and eastern perimeters of the site, which includes a variety of trees
and shrubs.
