Val Vista Dr., Mesa 85206 Parcel: 140‐47‐381B (Existing undeveloped infill lot) 19,808 S.F. (.45AC) Dear Staff, Please accept this project narrative for a proposed retail Oil Change facility located at 1129 S. Val Vista Dr. (on Val Vista Dr. North of Southern Ave.). The project is situated on a flanking parcel of the existing fully developed Stonebridge Plaza complex. Existing zoning of this parcel is LC, Limited Commercial. The planned facility will be comprised of a two‐bay oil change facility which will further augment the existing essential/ convenience nature of the adjacent shopping, restaurant, and fuel dispensing services. This project will convert existing parking area to the intended use and re‐establish on‐site drive aisles with improved landscaping of existing islands, additional foundation and perimeter landscaping, vehicle and bicycle parking, refuse enclosures, and enhanced site lighting. Maintaining existing ROW site screen walls, mature landscaping and existing storm water drainage and retention will also remain priorities of this project. The proposed use will activate an unimproved/ underutilized parcel of the site while creating cohesion with the surrounding properties. as well as creation of on‐site circulation Ingress/egress for the site shall continue to be primarily from the main entrance on Val Vista Dr., with alternate circulation via connection to Southern Ave through the shopping center parking lot.
