Purpose This Good Neighbor Policy is provided to the City in compliance with Section 11-31-16 of the Mesa Zoning Ordinance (“MZO”), which requires a CUP for a Large Commercial Development in the Light Industrial zoning district. The purpose of this document is to provide the City with general operational details of a prospective Large Commercial user; and to establish mechanisms by which operational concerns may be addressed. Description of Project The Large Commercial Development on the Property will be developed in a manner that is consistent with the Light Industrial zoning requirements and development standards contained in Section 11-7-3 of the MZO, which prescribes development standards for any use in the LI zoning district. Screen walls will be used where possible to shield adjacent businesses from delivery and parking areas. • The project will be designed to meet the City of Mesa noise ordinance, and • Lighting at the development will be designed to minimize impacts on adjacent properties.
