Subject: Notice of Event of Default and Termination of Lease
Maricopa County Lease No. MC10192
Tenant: The Pressroom LLC, an Arizona Limited Liability Company
Property Address: 441 West Madison Street, Phoenix, AZ 85003
Dear Mr. Raju:
The Pressroom LLC’s (Pressroom) continued occupancy of 441 West Madison Street (Premises) is contingent
upon compliance with the terms and conditions of Maricopa County (County) Lease No. MC10192 (Lease) and
all applicable laws and regulations. In addition, as communicated to you and Cahleb Branch, Director of
Operations, on multiple occasions, any events (indoor or outdoor) proposed to be held at the Premises are required
to be fully compliant with all permitting authorities to ensure acceptable COVID-19 mitigation plans are in place
and adhered to.
It is the County’s understanding that an unpermitted event was held at the Premises on Saturday January 16, 2021,
in violation of State of Arizona Executive Order (EO) 2020-43, as amended by EO 2020-52 and EO 2020-59. It
is also the County’s understanding that, effective January 20, 2021, the Arizona Department of Health Services
(ADHS) has closed the venue due to violating the above-referenced EOs as well as ADHS Emergency Measure
2020-02.
Given the facts stated above, this letter serves as notice that the Pressroom is in default under Section 8.3 of the
Lease (Event of Default) for violations of Applicable Law. As a result of the Event of Default, in accordance
with Sections 19.1(b)(2) and 19.1(b)(4) of the Lease, the County is exercising its right to “...lock the doors to the
Premises and exclude Tenant and Related Parties from the Premises” and terminating the Lease effective
immediately.
The Pressroom can contact the Maricopa County Facilities Management Department at (602) 506-3310 to arrange
access to the Premises for the sole purpose of removing the Pressroom’s personal property from the Premises.
Sincerely,
Michelle Colby, SR/WA
