Subsequent to the recordation of this easement in the Office of the Maricopa County Recorder, neither GRANTOR nor GRANTEE shall construct or place any structure of any kind within the area subject to this easement except sewer lines and appurtenances, wooden, wire or removable section type fencing and/or paving, nor shall any vegetation be planted therein except grass. Upon the GRANTEE’S completion of the initial installation and/or construction of its sewer facility, GRANTEE shall restore the area subject to the easement in accordance with the GRANTEE’S approved construction plans dated June 26, 2020, and to a clean and safe condition. The GRANTEE shall not be required to repair or replace any structure or obstruction installed in the area subject to this easement by the GRANTOR subsequent to the recordation of this easement. GRANTOR’S use of the easement area shall be limited to those areas not in use by GRANTEE and shall not interfere with GRANTEE’S facilities.
