Re: Maricopa County 301 Building Restack — revised fee proposal to include DD through CA
301 W. Jefferson St, Phoenix, AZ 85003
Dear Brian:
Dekker/Perich/Sabatini is pleased to submit this proposal for professional services for the above
referenced project. We understand the scope of the project is to relocate and right size various
departments within, as well as move several offsite departments into the existing 301 building. The main
lobby area on the first and second floors of the building will also be part of the renovation. Based upon the
information provided to D/P/S during the programming and scope meetings, renovation work will occur on
all floors of the 301 building. The deliverables for the project will be divided into two permit packages. The
first package, to be built by Maricopa County's Job-Order-Contractor, includes the renovation of the
basement (excluding the pharmacy) and the1Oth floor, for a combined total of approximately 38,700
square feet. The second package includes detailed phased construction documents for the remaining
nine floors for a combined total of approximately 205,000 square feet.
The scope of work for this proposal includes design development, construction documents, and
construction administration services. Detailed scope and fee amounts are listed below:

SUBJECT: MARICOPA COUNTY — 301 BUILDING RESTACK
PROPOSAL FOR MPE ENGINEERING SERVICES — REV 3
Dear Bobby:
We are pleased to have the opportunity to participate with Dekker/Perich/Sabatini on the Maricopa
County 301 Building Restack Project as the Mechanical and Electrical Engineering Consultant. The
Project is located in Phoenix, AZ.
Please provide a copy of your prime agreement to B&P as soon as it is available so we can be sure we
clearly understand all contractual requirements. This proposal is based on our current understanding of
the project scope of service requirements as summarized in Attachment No. 2 for the Mechanical and
Electrical Consulting Engineering. Our proposal may be amended if your prime agreement is inconsistent
with our understanding of the project scope of service requirements.
Attachment No. 1 summarizes our project Mechanical and Electrical Engineering fee proposal request for
'Basic Design Services' and provides a fee breakdown by project phase.
We propose a Lump Sum fee proposal for Schematic Design based upon 260,515 square feet of building
renovation area and a design schedule duration of 8 weeks.
Should the project design schedule be delayed for any reason, for longer than ninety (90) days, an
additional service fee will be required. This may include services to assess implications of construction
costs, possible resulting design changes, possible code changes, and to re-organize the Design Team to
re-familiarize the team with the project.
In the event that we have either neglected to include services which you believe will be necessary, or we
have included work not required, please let me know and we can adjust our fee accordingly. Similarly, if
you believe that our proposal is not reasonable for your project scope and budget, we would be happy to
meet and negotiate scope and costs in order to meet your project requirements.
We propose that invoicing for engineering services during Design and Construction Phases be submitted
monthly. Invoices will be due and payable not less than ten (10) days after receipt of payment from
Owner.
Reimbursable expenses not included in our basic fee are to include expenses incurred by Bridgers &
Paxton in the interest of the project and are identified as follows:
• Expenses for reproduction, handling of drawings, specifications and other documents, other than
normally required for coordination and progress review between Owner, Architect, and
Consultants.
• Expenses in connection with travel and per diem outside the Phoenix Metropolitan area.

• Testing and measurement is excluded and will be provided by Maricopa County via JOG or
CMAR.
• Applicable fees paid for securing approval of authorities having jurisdiction over the project.
Reimbursable expenses if applicable will be billed at cost.
Dekker/Perich/Sabatini will furnish B&P with a PDF electronic of the schematic design submittals with
Owner review and approval of each submittal. These sets will include all discipline drawings,
specifications, narratives, and cost estimates for the purpose of review and coordination and our design
team's use in coordinating the mechanical, plumbing, fire protection, and electrical system design.
Drawings shall be in printed form.
Our proposal is based upon receipt of a complete set of record drawings for architectural, structural, civil,
mechanical, plumbing, fire protection, electrical, and special systems.
Thank you for the opportunity to submit this proposal. We look forward to the opportunity to work with
you on this project. I am available at your convenience to discuss and answer any questions you may
have regarding our proposal. Please indicate your acceptance of this proposal by signing and returning
one copy of this Agreement for our files.

The overall scope of the project is to relocate and right size various departments within the existing 301
building as well as move several offsite departments into the building. All floors of the building (10 floors
above grade, 1 below) will be affected and design and construction performed in 5 phases. The basic
scope included phases 1 through 4 (CMAR deliverable) includes renovation of floors 1 through 9. A
separate design package, phase 5, and will include the basement and 10'h floor. Based on the

distribution and fire alarm, prepare schematic plans showing 'typical' layouts with preliminary
equipment cutsheets for Maricopa County approval, Design team meetings.
• Prepare an energy efficient study to comply with all applicable mechanical and electrical codes
and Maricopa County Standards.
Design Development :
• Work from the Schematic Design drawings and consider input from the CMAR and adjust plans
accordingly.
• Provide outline specifications.
• Submit updated plans to the CMAR for ongoing bidding reviews.
• Attend presentation meeting to CMAR and FMD. FMD shall provide written approval prior to
release of any information.
