SPECIAL WARRANTY DEED
(Deceleration Lane at Van Buren Street Driveway)
GRANTOR: Maricopa County, a political subdivision of the State of Arizona (the “County”)
GRANTEE: City of Avondale, an Arizona municipal corporation (the "City")
For good and valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, Grantor hereby conveys to the City that certain real property situated in Maricopa
County, Arizona at the location identified on Exhibit A, attached hereto and incorporated herein
by this reference (the "Property") together with all rights and privileges appurtenant thereto. The
Property is listed as part of Parcel No. 102-55-017 in the records of the Maricopa County
Recorder.
SUBJECT TO (i) current taxes and current assessments, patent reservations, covenants,
conditions and restrictions, liabilities, easements and declarations, encumbrances, liens,
obligations, liabilities or other matters of record ; and (ii) all matters that a physical inspection or
accurate ALTA survey of the Property would reveal.
AND Grantor hereby binds itself and its successors to warrant and defend the title as
against all acts of Grantor herein and none other, subject to the matters above set forth.
IN WITNESS WHEREOF, the parties have executed this Special Warranty Deed on the
dates set forth below.
