Report to the Board of Supervisors Prepared by the Maricopa County Planning and Development Department Board Hearing Date: October 7, 2015 Item: Proposed Street Name Change Tegavah Place to Verde River Way Supervisor District: 2 Description: This item proposes to change the name of Tegavah Place to Verde River Way within the master-planned community of Trilogy at Verde River. The street name change is due to rebranding and renaming of the 850 acre master-planned community. The change will only affect parcels within the master-planned community which are owned by the current developers, Shea Homes Active Lifestyle and Vista Verde 2013 LLC, who has requested the street name change. Affected sections include Section 25 and the East Half of Section 26 of T5N, R6E in the Rio Verde Foothills area. Evaluation: The roadway alignment is a meandering loop that acts as a collector route providing access from the master-planned community’s internal street network onto Rio Verde Dr. It is appropriate for E-911 and emergency response that this roadway to carry the name of the community for which it provides the only access. Notification was unnecessary as all affected properties are owned by the applicant. The proposed street name was routed to the Maricopa County Department of Transportation (MCDOT), E-911, the Sheriff’s Office (MCSO), Elections, Rural/Metro Fire Department (RMFD), Rio Verde Fire District (RVFD), Salt River Project (SRP), and the Postal Service (USPS). Staff did not receive any objections or concerns from routed agencies. The Maricopa County Addressing Regulations, Sec. 704 indicates that partial circles (loops) are named and addressed based upon the N/S grid using suffix directional based upon quadrant – N. Verde River Way East & N. Verde River Way West. Recommendation: Staff recommends approval of the proposed street name change from Tegavah Place to Verde River Way for the entire meandering loop alignment within the master-planned community of Trilogy at Verde River (fka Tegavah/Vista Verde). There are no comments for denial or requesting any changes be made to the new street name requested. E911 NA MCSO Thank you for the preview For some reason, I have "N Vista Verde Dr" instead of "N Tegavah Place W" I do not have N Tegavah Place E in my street file as it appears to not be paved East of Bushy Mountain CT I have 5 parcels with a VISTA VERDE DR address as follows: APN 219-38-462 28415 N VISTA VERDE DR -245 28509 -276 28714 -346 29408 -350 29420 Assessor Frank Harris-mapping If they are replatting it should be an easy process. We will change our address to the new plat. Just be sure to keep MCDOT in the loop as they are currently maintaining the street name layer. Tom Rief GIS Wendy, from the Assessor's Deeds/GIS Mapping Div. if we understand your email the owner will be re-platting the subdivision.. The re-plat includes changes that will give new street name(s). If our GIS Subdivision staff get that information and makes the changes, we should be ok. (typically the re-plat gets recorded and we can pull the re-plat off the Recorder's site and update accordingly) However, from a Deeds and Parcel Ownership viewpoint, if the Owner sells lots/parcels and a deed comes through with the old name instead of new name(?) our processing of the deed could be delayed since street names and/or subdivision names do not match in our system. They would still get processed but the processing time and chance of human error increase. Elections NA 1 USPS Good with any changes Rural Metro FD No response RVFD No comment or opposition on this issue. SRP We only have one New Service-No Meter service address that uses any combination with Tegavah, so I can't imagine we would have any input either way. I'm assuming you will be sending out another notice when this becomes officially official. MCDOT No comment. Rio Verde Drive (Dynamite Road alignment) will provide primary access to Trilogy at Verde River's southern boundary. The eastern boundary and a majority of the northern boundary are adjacent to the Tonto National Forest. The Verde River is approximately one mile east of the Property. The Property was purchased in late 2014 by Shea Homes Active Lifestyle (Shea) from TerraWest Communities, LLC. At that time, Shea commenced a marketing effort to rebrand the community to a Trilogy community. As part of those efforts, the community name was re-evaluated and reimagined to fit the strategy of the new development team. The name has been changed to Trilogy at Verde River to emphasize the geographic location and its proximity to the river. The rebranding strategy includes the desire to rename the loop road to match the community name. Shea requests the internal loop road name be changed to North Verde River Way West and North Verde River Way East. MANAGE nt Era NTS LIIN I 0/14.7.. SURVEY C.
