L-7156 AMENDMENT NO. 6 C-24-98-010-4-07 AMENDMENT No. 6 TO LEASE AGREEMENT L-7156 BETWEEN CENTURY INVESTMENTS, LLC, LESSOR AND MARICOPA COUNTY, LESSEE THIS Amendment No. 6 to Lease Agreement L-7156 is made this day of ____________________, 2015 by and between CENTURY INVESTMENTS, LLC, an Arizona Limited Liability Company, Lessor, and MARICOPA COUNTY, a political subdivision of the State of Arizona, Lessee. RECITALS: A. Lessor and Lessee are parties to that certain Lease Agreement L-7156 dated and approved by the Maricopa County Board of Supervisors May 18, 1992, and subsequently amended or changed by Amendment No. 1 on April 15, 1998; Amendment No. 2 on February 19, 2003; Change of Ownership on March 1, 2006; Amendment No. 4 on December 19, 2007 and Amendment No. 5 on September 12, 2012 (together the “Agreement”). The Agreement is for leased space at 9550 West Van Buren Street, Tolleson, Arizona, consisting of 7,578 rentable square feet of office space (the “Premises”). B. The term of the Agreement expires on February 29, 2016. C. Lessee now desires to exercise the first of two options to renew the term and to adjust the annual rent schedule. AGREEMENT NOW, THEREFORE, in consideration of the foregoing and other valuable consideration, the receipt and sufficiency of which are hereby acknowledged, Lessor and Lessee agree to amend Agreement No. L-7156 as follows: 1. The term of the Agreement is hereby extended one (1) year, commencing February 29, 2016, and expiring on February 28, 2017, unless terminated earlier as provided for in the Agreement. Lessee has one (1) Renewal Term option remaining. This Agreement is subject to termination pursuant to the provisions of A.R.S. 38-511. 2. During the lease term authorized by this Amendment No. 6 and any applicable Renewal Term in the event Lessee exercises any such renewal option(s), Lessee agrees to pay as full service rent, in equal monthly installments, the sums as follows: Renewal Option Period: OPTION YEAR RATE MONTHLY ANNUAL 2/29/2016 – 2/28/2017 $19.50/s.f. $12,314.25 $147,771.00 3. The effective date of this Amendment No. 6 is the date of execution by the Lessee. 4. The foregoing paragraphs contain all the changes made by this Amendment. All other terms and conditions of the Agreement remain the same and in full force and effect. This Amendment No. 6 is incorporated into the Agreement and forms an integral part thereof.
