I reside in Chandler, just across the street from this gym. I understand that a hearing is
being held to grant a Special Use permit for the gym.
I believe this should be DENIED;
1) The gym was not built with a permit from Mar copa County
2) It has operated illegally for years snubbing Maricopa county rules
3) It has created a hazard on Gilbert Road with left turns without the benefit of a turn
lane. Our subdivision, Brooks Ranch has turn lanes on Gilbert Road, a required safety
enhancement with PAD development (legal development).
4) The Gym is in an area zoned by Chandler for single family housing, not commercial
development
5) This gym has been doing unapproved development of a single family residence to this
northern boundary.
The Arizona Olympian Gym should NOT BE REWARDED FOR VIOLATING MARICOPA COUNTY RULES.
If the county wishes to still grant this Special User permit, there needs to be
stipulations:
1) Subject all structures to building inspections and upgrade to current fire and safety -
standards (this protects the country in the event of a fire and potential loss of life)
2) Require the gym to install safety left turn lanes on Gilbert Road
3) Require a sign permit
4) Limit hours of operation to no-later than 10 PF.1.
5) Limit group size to parking available
6) Require parking to be paved as the dust driven in the air , by cars entering and leaving -
has to be in violation of the county air quality.standards.,1

Ms. Zaricor,
This letter is in response to the request of Arizona Olympian Gymnastics for a special use permit. As a homeowner a surrounding
area (Brooks Ranch), I am strongly against this approval.
I cannot help but wonder why an organization would open and operate a business without proper approval in the first place. Since
Gilbert Road does not have a center turning lane, traffic gets quite backed up when someone is turning left into the establishment.
Unfortunately, many motorists choose to drive around the car turning left, which means they are off the road. This is definitely a
lazard.
Nhereas I appreciate and want to support all Chandler businesses in this difficult economic times, I cannot support this request. It
Is not in the best interest of the community in the surrounding area.

appreciate the opportunity to comment on the above case, #Z2007003. For someone to build a commercial business
m land zoned residential is a major infraction and disregard for public welfare. I now understand why I have observed
he following: (a) Because there is no additional left turn lane for traffic going north on Gilbert to enter the parking lot,
raffle comes to a complete stop and cars sometimes go around on the unpaved area beside the road. (b) Traffic
iccidents have occured as a result of cars entering the property and leaving the property. (c) The parking lot is not
)aved and dust sometimes is generated. Cars sometimes park outside of the block fence and along Gilbert Road on the
lirt. The property is not large enough to support the activity of a gymnasium. (d) On occasion when there are recitals,
here are many cars parked along both sides of Gilbert Road. Other studios rent larger facilities with adequate parking
'or recitals; apparently such is not the case with this business.
am of the opinion that such flagarant disregard for our laws shouldn't be tolerated. This business was conducted in a
-esidential community. It should not be rezoned or given a Special Use Permit. We live within a few hundred yards of
his facility and want quiet enjoyment of our community.
