Ne think the location is not the best location for offices due to the smells and location to the sewage facility. We think the storage facility Americor is proposing would put the location to good use. It is quickly becoming a dump ;ite. We view the self storage as a quiet alternative. The proposed look kind of fits with Anthem's look. The proposal tppears to use the 9' walls and has the building in a location to prevent viewing of the outdoor RV and boat storage. We tlso think having 5 trucks for use just by the tenants to move items is a good solution. Also, the traffic in and out should lot be a big problem. I don't think I have ever seen a storage facility with traffic jams. VIy concerns are more that, with the economy, people won't spend the money for the higher end kind of storage facility. -Iopefully, Americor has done it's homework on this. Along with this concern, is what happens if it is not a success. Do ye have an abandoned facility that could go to anyone. However, these would be concerns for any business going into he location. \/Iy husband and I attended the Parkside meeting Tuesday, Nov. 18th and were impressed with the Americor )resentation. There was lots of discussion. We were surprised at the very strong opposition to this by the council when ve attended the Wednesday, Nov. 19th council meeting. It appears the council has made their decision. Xe just wanted to voice our opinions. My basis for this objection is o maintain the beauty of Anthem, an unincorporated community (vs. west of 117, Phoenix). This commercial renture is not value added to our community and is prone to vandalism and theft of property. The need for this facility is unwarranted. Very few Anthem residents have the need for boat storage; truck rental s already available on the west side of 117. Outdoor RV is inconsistent with the quality of life for this planned :ommunity. There are times when revenue generating for the county must be weighed against the benefits to the community. n this case, I do not see and object to its installation. I have a high school student at Boulder Creek. My concern is for the traffic and driving skills in the area. We already have a severe traffic problem in and around the high school at several times of the day. There have been multiple accidents along Gavilan Peak Parkway in that vicinity. If you add people renting trucks who are not experienced drivers of these kinds of vehicles to the mix I believe we are asking for even more trouble. Anthem is a community struggling to maintain the quality of life that it was designed to provide o all of its residents and existing businesses. My major concern is the increase in the amount of traffic as well as the type of vehicles using the facility. Since the proposal includes boat and RV parking, I anticipate there will be traffic delays and an increased chance of accidents as the various trailers and RVs slowly enter and exit. This is in addition to the already high volume of traffic on Gavilan Peak because of the high school, library, and churches. First there is a school next door, this poses issues for child safety and traffic involvement with all of the children in the area daily. Second there is the constant traffic volume on the street in front of the proposed facility and the street just south of the facility. There is already a great volume on both of these roads. Here's my reasons: 1) The proposed use is NOT consistent with current development in the immediate area. Storage next to a hi school and church would be particularly ugly, whether a huge fence was built or not. 2) Eventually, Anthem will need that land for community services such as more retail or restaurants. Putting storage there would force me to drive further to get typical community services, wasting energy. 3) I'm an avid RVer with a 40' motorhome. Per the Anthem covenants, I can't park on the street or in my driveway. Having motorhomes (or trailers) in Anthem just doesn't seem consistent with the homeowner covenants. 4) As a practical matter, there is plenty of available land across 1-17. U Haul is there and there are other industrial facilities (like a cabinet shop, a bus tour company, etc) and commercial facilities (like motorcycle dealerships, tire shops, etc). The proposed storage facility would be consistent with current use and an excellent fit for that area. 5) The proposed storage facility would add to traffic congestion because users would be bringing in RV and utility trailers. That would create a safety issue for the young drivers at the high school. I'm unable to attend the upcoming meeting due to traveling. There is pleny of room for this facility on the vest side of the freeway, where there are other industrial businesses. [his facility will lower my home value, and make my area less attractive. Along with this, we will have many people ;oing in and out of this facility at different hours, creating more of a traffic problem near the high school and the church ;chool, making it incredibly unsafe for our children. -lad we known that this was even a consideration, we would not have moved into this area. hope you will pressure the powers that be to reconsider this proposal and voice our neighborhoods strong oppositon. 3est Regards, iudy Weston 39922 N. A storage _mit of this nature would not only be inappropriate for this residential area, it would make an Jnslightly commericial addition. There are far better alternatives in Anthem. Down Anthen Way, off Ventura, or across the highway, where a U-Haul business and storage 'acility resides, exist areas already zoned and built for such commercial businesses. It is my hope the Board of Supervisors would come up to Anthem to see the location in luestion prior to making a decision that would undoubtly impact negatively on the home values )nd aesthics around the area in question. 3incerely, Elizabeth H.
