ACTION: Request a General Plan Projected Land Use and Residential Density Map Amendment from 
Mixed-Use High (up to 65 du/ac) to Commercial and a Zoning Map Amendment from R-4 TOD to CSS 
TOD on 0.7 acres for MARLATT’S GARAGE, located at 1249 East 8th Street. The applicant is Motley 
Design Group, LLC. (PL250331)
FISCAL IMPACT: There is no fiscal impact on City funds.
RECOMMENDATION: Approve, subject to conditions
 
BACKGROUND INFORMATION:  MARLATT’S GARAGE (PL250331) is requesting a General Plan 
Projected Land Use and Density Map Amendment from Mixed-Use High to Commercial and a Zoning 
Map Amendment from R-4 TOD to CSS TOD for approximately 0.07 acres at the southwest corner of 
East 8th Street and South Dorsey Lane. The site is proposed to contain a commercial adaptive reuse of 
the existing garage building and a large outdoor patio area. A Development Plan Review will be 
submitted at a later date for approval of the site and landscape plans. The request includes the following:
GPA250004 General Plan Land Use and Density Map Amendment from Mixed-Use High to Commercial
ZON250009 Zoning Map Amendment from Multi-family residential (R-4 TOD) to Commercial Shopping 
and Services (CSS TOD)
