To the City of Tempe Planning Division:
I am submitting this letter in support of a Use Permit request for the 
property located at 201 E Fordham, Tempe, AZ 85283. The project 
consists of an existing slump block home with wood roof trusses and asphalt 
roof shingles. The proposed improvement is to convert the existing carport 
and exterior accessed laundry room into a new 463sf ADU (exterior 
footprint) including a one room living room/kitchen area, ADU bathroom 
and a new exterior accessed laundry room. This Use Permit request also 
includes approval to allow 2 parking spaces within the front yard setback.
Project Goals and Objectives
The goal of this project is to create a new small, functional living space
within the existing residential lot, providing additional housing 
opportunities while maintaining the character and scale of the 
neighborhood. The existing home contains (3) bedrooms and (2) 
bathrooms, not including the proposed ADU.
Description of Use and Operations
The ADU will serve as a residential dwelling unit, consistent with 
surrounding neighborhood uses. It will include all the features of a small 
living unit, designed for either family members or a tenant.

a. Hours of operation: Residential use only, no commercial activity. 
 
b. Employees/customers: None; strictly residential. 
 
c. Impact on surroundings: Minimal, as the project repurposes existing 
space (the carport) rather than expanding the building footprint 
substantially. 
 
 
Response to City Criteria 
 
a. Traffic: The project will not significantly increase vehicular or pedestrian 
traffic. The ADU will generate at most one additional resident vehicle, 
consistent with single-family residential use. 
b. Nuisances (odor, dust, noise, etc.): No new nuisance impacts will be 
created. Construction activities will be temporary, and after completion 
the ADU will not generate odor, dust, or unusual noise beyond typical 
residential levels. 
c. Neighborhood/property values: The conversion enhances the property 
and aligns with the City’s housing goals such as the Accessory Dwelling 
Units (ADUs) Design Challenge. It will not contribute to deterioration or 
downgrading of values; instead, it improves housing options and 
aesthetics. 
d. Compatibility: The ADU is designed as an attached structure within the 
existing home footprint, maintaining compatibility with surrounding 
single-family homes in terms of scale, design, and use. 
e. Disruptive behavior: As a residential dwelling, the ADU will be 
managed as part of the primary residence. There will be no activities on-
