BACKGROUND INFORMATION:  FGFC FITNESS STUDIO (PL250423) is a proposed fitness studio 
at address 2209 West 1st Street within Suite 107. The property is located within the GID zoning district. 
The subject site is located generally south and west of the intersection at Rio Salado Pkwy and 1st 
Street and is in the Brighton Place Terrace 1 Subdivision, part of the larger F W Industrial Park. 
Surrounding uses include office, industrial, and warehouse uses to the north, east, and west, and south. 
Suite 107 fronts 1st Street and is 1,353 square feet in size. It shares off-street parking with other tenant 
suites in a paved lot with one hundred-thirteen (113) spaces at the south end of the site. The proposed 
business is a fitness studio which will include an office, restroom, reception area, and work out space 
with exercise equipment. The applicant and one other employee will operate the suite and instruct small 
groups of up to five (5) guests at a time.
