in the R1-6 zoning district for NEVAREZ REMODEL, located at 1616 West Fairmont Drive. The applicant 
is Studio Draft LLC. (PL250322).
FISCAL IMPACT: There is no fiscal impact on City funds.
RECOMMENDATION: Approve, subject to conditions
 
BACKGROUND INFORMATION:  NEVAREZ REMODEL (PL250322) is requesting a Use Permit to 
allow a single-family residence to add a second story to an existing home in the R1-6 zoning district. 
Located at 1616 West Fairmont Drive, the home is the primary residence of the owner, Victor Nevarez. 
Additions to the residence include a three-vehicle tandem garage, modifications to the existing residence 
as a part of this remodel, and the addition of three bedrooms on the second floor, to create a six bedroom 
four bath 2, 918 square foot home. The existing house is single story; the second story addition requires 
approval of this Use Permit request. The Tempe Zoning and Development Code requires a Use Permit 
for any single story, single-family residence to add, expand, or rebuild for a second story. The request 
includes the following:
