SIXTH ADDENDUM TO CITY OF EL MIRAGE AND NORTHWEST VALLEY YMCA, 
LLC LEASE AGREEMENT 
 
 
THIS SIXTH ADDENDUM TO CITY OF EL MIRAGE AND NORTHWEST VALLEY 
YMCA, LLC LEASE AGREEMENT (this “Addendum”) is made as of September 23, 2020, 
between the City of El Mirage, an Arizona municipal corporation (the “Landlord”), and 
Northwest Valley Family YMCA, LLC (the “Tenant”). 
 
WHEREAS, the Landlord and Tenant entered into a lease agreement (the “Lease”) on 
September 1, 2012; and 
 
WHEREAS, Landlord and Tenant entered into Addendum #1 to the Lease on August 20, 
2013, Addendum #2 to the Lease on May 8, 2014, Addendum #3 to the Lease on July 20, 2015, 
Addendum #4 to the Lease on December 21, 2016, Addendum #5 to the Lease on November 20, 
2016; and  
 
 
WHEREAS, Addendum #3 added Article XXIII allowing for Tenant to lease certain 
vehicles owned by Landlord as listed in Exhibit F; and 
 
 
WHEREAS, Landlord wishes to grant Tenant short-term use of certain vehicles not listed 
in Exhibit F, revocable without sixty-day notice to terminate as required in the lease; 
 
WHEREAS, The add the Lease may be amended in writing and the Landlord and Tenant 
wish to amend the Lease. 
 
NOW, THEREFORE, Landlord and Tenant agree to amend the Lease by amending 
Article XXIII, Section 23.01 as follows:  
 
SECTION 23.01 Vehicles and Equipment (Vehicles): 
 
Landlord agrees to lease to Tenant and Tenant hereby agrees to lease from the Landlord, 
as set forth in Exhibit H, vehicles listed on Exhibit F attached hereto and incorporated herein by 
this reference, which may be updated from time to time at the Landlord's discretion. Exhibit F 
shall include but not be limited to a description of each vehicle including the year, make and 
model, as well as its VIN number. Notwithstanding Section 23.02 of this Article, and upon 
written consent of the City Manager, Landlord may grant Tenant a license for short-term use of 
additional vehicles to those set forth in Exhibit F. A license for short-term use may be revoked at 
any time, and without notice. Short-term use of additional vehicles is subject to all other 
provisions of the Lease.  
 
IN WITNESS WHEREOF, the parties hereto have executed this Addendum as of the date and 
year first set forth above.
