Job Title: El Mirage - Fleet Building

Description of work to be performed:

Construct a new 14' x 48' fleet building with a single slope roof per the scope below.

General Requirements: Supervision, project management, construction dumpsters, general liability insurance, performance and
payment bonds, temporary fence, temp. restroom, sales tax, daily & final clean-up.

Site Work: Private locate the underground utilities. Grade the site for the new building pad. Termite pretreat the building slab.
Patch back the existing asphalt at the new curb and gutter.

Demolition: Abatement: Remove and dispose of 600 s.f. of double layer foam and asphalt roofing work to be completed using
OSHA Class Ii work procedures. Demolish the existing building and existing building slab.

Concrete: Pour a new building slab with 4" thick concrete and perimeter turndowns. Pour 70 I.f. Of new curb and gutter around
the North and East end of the building.

Carpentry: Construct a wood frame 14' wide x 48' long building with a single slope roof structure constructed of 2' x 8'. The roof
will overhang the building by 1' on all ends. The roof will have a 2:12 or 3:12 pitch. The low wall will be 8' tall. Frame the interior
walls for (1) restroom, (1) office and the shop area. Exterior of the building to have T1-11 siding.

Insulation: Install batt insulation in the exterior walls and ceiling.
Roofing: Install a roof system on the new building.

Doors: Install (1) 6'x7' pre-hung double door. Install (2) 3' x 7' pre-hung exterior doors. Install (2) pre-hung interior doors and
frames.

Windows: Install (6) 3' x 3' windows.

Drywall: Drywall the interior walls and ceiling of the building. The interior ceiling will be sloped to match the roof pitch.

FRP: Install FRP to 4' tall on the restroom walls.

Paint: Paint the exterior walls and the interior walls of the building. Paint the doors of the building. Paint the drywall ceiling in
the building

Flooring: Install VCT flooring in the office and restroom. Install rubber base on the interior walls.

Cabinets: Install 4 L. F. of base cabinets and laminate countertops.

Plumbing: Install the plumbing for (1) water closet, (1) restroom sink, (1) breakroom sink, and (1) hose bib. Install a insta hot
water heater for the bathroom. We have included a $3,000 allowance for install of the owner supplied air compressor and air
lines. We will tie into the existing water and waste lines the existing building is tied into.

Fire Alarm: Disconnect the existing fire alarm to the building. Install new fire alarm devices for the building.

H.V.A.C.: Supply and install (1) 2 ton HVAC unit for the building and one restroom exhaust fan. The new duct work will be in a
framed soffit or will be exposed spiral duct work.

Electrical: Demo and make safe the existing electrical to the building. We will demo back to the existing electrical rack on the
North end. Install (1) new 100 AMP sub panel. The panel will supply the following items: (1) auto lift, the outlets, the lights, the
A.C. unit, the air compressor, (1) welder, and the insta hot water heater. Supply and install LED lights for the interior of the
building with light switches. Install general receptacles per building code. Install conduit and back boxes for the fire alarm. Supply
(3) exit signs. Supply (2) motion lights on the exterior of the building. Supply (4) LED lights for the existing metal canopy.

Specialties: Install (2) grab bars, (1) mirror, and (1) t.p. dispenser in the restroom. Install (1) fire extinguisher.
Base Bid: $228,468.07

Bid Clarifications:
1) Work will be completed during normal working hours.
2) We will use the existing electric and water on site during our work.

Exclusions: Permits & permit fees - builders risk insurance - special inspections - architectural services or engineering
services, special inspections, fire sprinklers, low voltage work, dust permit, CMU retaining wall, Phone/Data, security
work, any work scope not listed above.
