Compliance with General Plan:
The proposed text amendments are compatible with the goals of the General
Plan.

Compatibility
Luke Air Force Base has been notified of the proposed amendments. No
comments have been received. 
Considerations:
The El Mirage Development Services Planning and Zoning staff is
requesting to consider the proposed repeal of the existing City of El Mirage
City Code Title XV, Chapter 154, also known as the El Mirage Zoning
Code, and its replacement with new Chapter 154 also known to be the El
Mirage Zoning Code. The proposal would delete in its entirety all 12
sections of the present El Mirage Zoning Code, and it would be replaced by
new Sections 1-9. This matter also applies to territory in a high noise or
accident potential zone as defined in section 28-8461 of the ARS. Since its
adoption in 1987, the City of El Mirage Zoning and Land Use Code has been
updated as needed. The City Council has recognized that a complete zoning
and land use code update is needed to adapt to the modern developments.
 The planning and zoning staff have been working with a consultant on
proposed text amendments.  This item is scheduled to be presented to the
City Council on May 3, 2022, for final action. If approved, the zoning
ordinance will be effective on June 2, 2022.
