This site has never been previously developed.  No historical development data is applicable for this site, 
though for some time in the past it did have crop production.  The North-East portion of the property shown on 
the site plan with a dashed ‘X’ through it, which consists of .758 acres, will be separated into a new parcel and 
developed at a future date.  This .758 acres will have emergency ingress \ egress easement requirements for a 
emergency vehicle access gate arrangement as shown on the site plan. 
 
This new executive level facility, located at W. Cactus Road and N. 125th Avenue, will consist of three 
enclosed buildings for RV and boat storage and four open canopies for RV and boat storage.  There will also 
be two small walk-in storage components that are attached to both ends of building B. 
 
The office for this facility will be adorned at an executive level, with materials and amenities typically not 
found in common storage facilities, such as separate offices for individual use, a full kitchen with an ice 
machine, in-door vending machines,  
 
Operations will consist of daily office hours for customer sign-up service, as well as retail sales of minor 
items such as locks, boxes, tape, etc.  Monday through Friday, there will typically only be one employee at a 
time on duty.  On Saturdays when the highest level of customer visits is expected, there may be two employees 
on duty.  Otherwise, valid customers will be able to access the site 24 hours per day using the secure, 
automated check-in and check-out system at the front gate. 
 
Infrastructure improvements include half street improvements, new deceleration and right turn lanes as 
well as sidewalk and landscape for the entire length of the property along Cactus road. 
 
There will be two, and possibly three phases to this project.  The first phase will be the office and the 
three enclosed perimeter buildings.  The second phase will be the four open steel canopies in the middle of the 
site, and the third phase will be the possible development of the small separated parcel if it does not get sold to 
someone else for them to develop.
